Let-Only Service – For Hands-On Landlords
Full Letting Fees- 9% inc VAT
If you prefer to manage your property yourself but need help finding the right tenant, our Let-Only service is ideal. We handle all the marketing, viewings, referencing, and tenancy agreements—so you get a great tenant and a smooth start.
We’ll also ensure all legal requirements are met, from deposit protection to Right to Rent checks, giving you confidence that everything is handled correctly from the beginning.

For landlords or investors undertaking construction, refurbishment, or HMO conversion projects, our Project Management service offers trusted, experienced support from start to finish.
We’ve gone beyond traditional lettings by helping clients with a wide range of project management needs. Tenancy information
Neptune Homes charges all fees in accordance with Tenant Fees Act 2019
A Refundable holding deposit (up to 1 week's rent)
A tenancy deposit equivalent to 5 weeks rent where the annual rent is less than £50,000 or 6 weeks where the annual rent is in excess of £50,000
A payment of up to £50 inc VAT to alter the tenancy agreement, when requested by a tenant, or landlord's reasonable cost if terms of tenancy are breached
Interest at a rate of 2% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue)
A payment for the replacement of a lost key or security device invoiced to tenant as supplier
Payments associated with early termination of the tenancy when requested by the tenant
Payments to service providers in respect of utilities, communication services, TV licence and council tax
Other payments, permitted under appropriate legislation, including damages.
